One of the best things you can do before you sell your house is to renovate. Upgrading some parts of your home may significantly increase your financial gains, but only if done carefully and with the help of advisors. Every city, neighbourhood, and the house should do different upgrades since the market constantly changes and according to the needs of the buyers.

Statistics show that today’s, modern buyers are amazed by 2 things which at the end of the day convince them to purchase the home or offer a better deal. These two things are curb appeal and energy efficiency. So when you choose which upgrades to do, always ask yourself whether you will be improving at least one of these 2 things.

1. Window and Door Replacement

The renovation project with the highest ROI of 98% is garage door replacement. This is because it is very cheap to do and significantly increases curb appeal. Besides garage doors, front and patio are also very important on house viewing day. Adding a furnished, light-colored front door with glass décor and deadbolts is highly recommended before you sell. Patio doors are also a seller since everybody wants a grand entrance from the living room to outdoor entertainment.

So we mentioned how a new door whether garage, patio or front can increase value and gain the attention of buyers, but what about windows? Fortunately, this renovation project also has a high ROI. In fact, many realtors mention how brand new, energy-efficient windows have sealed deals on negotiation day. Remember, modern buyers are looking for curb appeal and efficiency and what better way to improve them than by replacing your windows and doors.

2. Bathroom & Kitchen

The most logical upgrades one might think of are bathroom renovations and a kitchen renovations. Nobody wants to live in a home with leaky pipes, clogged sink, and smelly toilets, no matter the cost or exterior aesthetics. If the kitchen or bathroom is in awful condition, immediately replace some main parts and improve functionality.

On the other hand, if they are functioning fine, consider making small changes like adding reflective tiles, fancy countertops, repainting cabinets and upgrading appliances to ones with Energy Star ratings. Whatever you do, do not replace the entire rooms since it can cost you much more than you will gain on selling day.

3. Attic & Roof

Apart from windows, another upgrade that improves both energy efficiency and curb appeal is the roof. If your roof’s warranty is coming to an end, consider calling roofing contractors to replace the whole thing. Roofs play a significant part in your exterior aesthetic and in protecting your home from cold breezes. If the roof is made from high-quality shingles like tiles or metal, the attic can become so efficient, it will be seen as another living area.

Homebuyers love extra living space and you can easily achieve it just by furnishing a storage space like an attic or basement. Instead of tearing up walls and digging holes, you can add a few furniture pieces, some new windows, cool rugs and voila – an extra bedroom.

I asked my agent to make all of the changes necessary to get the highest price for my house. He was able to make a few changes so that my house was the most expensive here.

Putting some money in your house before selling it would allow you to double that money easily. I would suggest you put aside some money to be used for staging the house.
